How MezaData calculates forest value
- Loads VMD data per stand: G10 (basal area, m²/ha), H10 (height, m), S10 (species).
- Computes timber volume:
V = nog_plat × G × H × f, where f = 0.45 (pine, spruce) or 0.40–0.42 (other species). - Multiplies by the LLKC quarterly price list (€/m³ per sortiment: pulpwood, sawlogs, firewood).
- Subtracts harvesting and transport costs (~€25/m³ on average, depending on distance).
- Result: three scenarios — conservative, base, optimistic (±25%).
⚠ Accuracy: ±25%. Actual value depends on road access, encumbrances and market demand. The calculator gives timber value, not the land purchase price.

Frequently asked questions
How much does forest cost in Latvia in 2026?+
Average forest land in Latvia ranges from €2,800 to €8,400/ha depending on region and forest type. Highest prices are in Zemgale (~€6,911/ha), lowest in Latgale (~€3,800/ha). Mature coniferous stands can reach €8,000+/ha.
What's the difference between cadastral value and market price?+
Cadastral value in Latvia is significantly lower than market price — often 3–5× less. Cadastral value is set by VZD and used for tax purposes. Market price is determined by supply and demand. Sellers often anchor on cadastral value and end up selling well below market.
Why do forest buyers offer such low prices?+
Buyers profit from information asymmetry — the owner doesn't know the market price, but the buyer knows it precisely. Per Latio and Tribus data, 50% of forest sellers sold below market price. On average buyers pay only 64% of market value. MezaData helps level this information asymmetry.
How do I figure out what my forest is worth?+
Enter your forest's cadastre number into the MezaData calculator — free, no sign-up. The calculator uses VMD inventory data and computes timber value via the formula G×H×form-factor × sortiment price. Accuracy ±25%.
Why can offers for the same forest vary so much?+
In a 2025 LTV / LSM experiment, one ~10 ha forest parcel was offered to three buyers — bids ranged from €30,000 to €80,000, a 2.7× spread. Cause: different buyers have different strategies, costs and information. Buyers who know the market price offer less. So before negotiating, you need to know the value of your own parcel.
