A company that buys standing timber and fells it itself is, from 30 December 2026, almost always the operator under EUDR. Which regime applies depends on its size: a small firm files one simplified declaration, a medium or large one files full DDS with coordinates for every plot.
From 30 December 2026 timber cannot be placed on the EU market for the first time without an entry in the EU Information System. For a forest owner everything turns on one question: who is the operator in the deal — you or the buyer. We walk through the regulation and the Commission's guidance.
A brother and sister inherit 12 hectares of forest. One wants to sell, the other doesn't. What happens next isn't decided by a family agreement — it's decided by the Civil Law: a right of first refusal, a two-month window, and a redemption right that can unwind a deal already signed.
Selling cirsma is not a capital gain — it is income from the use of property, taxed at 10 %. Cirsma and harvested roundwood are two different transactions with 25 % and 50 % expense allowances, so the effective burden is 7.5 % and 5 %. Five scenarios with numbers and links to the tax authority's own guidance.
The calculator shows €100,000 standing, the buyer offers €58,000, and both are right. The gap between a theoretical valuation and a real transaction price is five concrete discounts. We break down each one with real numbers from a VMD sample.
On the Latvian private forest market, every second unprepared buyer falls into at least one pitfall: overpays, inherits someone else's obligations, loses access. Ten concrete categories of risk with instructions on where to find them before signing.
Textbooks say plant pine. Real VMD data on 117,000 mature private stands tells a different story: on discounted value pine comes last and birch comes first — especially with a high veneer share. A species-by-species breakdown of return per hectare, using the felling ages set by the Forest Law.
A forest reaches the saw in one of two ways: it hits the statutory felling age, or it hits the felling diameter. This guide lays out the age table by species, explains the diameter route, and why the pine 30 / spruce 26 / birch 25 cm figures you find online were struck down in 2024 — and how to check whether a specific stand can be felled now.
Latvian state TV ran a simple test: the same 10 ha parcel in Vidzeme drew offers from €30,000 to €80,000. The 2.7× gap is the price an owner pays for entering negotiations without numbers.
Latio Q4 2024 and early 2025/2026 transaction data puts per-hectare prices between €3,800 in Latgale and €6,911 in Zemgale. The regional gap is driven by logistics, not just by what is growing on the land.
VMD inventory data carries enough information for an owner to build a first-pass standing-timber value without an intermediary. This article walks through the G×H×f formula and where its limits lie.
When selling standing timber, the effective tax rate is 7.5%. When selling forest land, it's 25.5% on the capital gain. The difference comes down to one legal question: what exactly are you selling. We break down both regimes with worked examples.
